The planning process can be a minefield, particularly with new build properties, we work closely with planning authorities and if required, planning consultants to help get the best outcome. Any design is always made with build-ability in mind, and with having a property development eye, we will always attempt to get value for money built in to the project.
Case Study – Winterton New Build
This project was originally a large extension to an existing ex council house in Winterton. Having gone through the extensive design process, we gained planning for the extension of the property.
It was soon to become apparent that the cost of the build was more than the client wished to spend. The solution was to demolish the existing dwelling and re-build a new dwelling to the same design as the property approved under planning.
The reason this worked is 3 fold, the construction on a “blank canvas” is easier and therefore cheaper, the finished article is more efficient in terms of energy consumption, and also VAT is zero rated on most of the construction costs of a new build.
It took a bit of a battle with the planning department to replace the dwelling, however, with a strong fall-back position, we were successful.
